Hilton and Reuben Brothers have announced the signing of a management agreement to transform a landmark Miami Beach hotel into Waldorf Astoria Miami Beach.

The agreement marks the debut of Waldorf Astoria Hotels & Resorts in Miami Beach.
Owned by Reuben Brothers, the oceanfront resort will undergo a renovation and repositioning ahead of its planned relaunch in winter 2027, when it will be managed by Hilton.
Danny Hughes, President, Americas at Hilton, said: “This signing reflects the continued momentum of Hilton’s luxury portfolio growth in highly sought-after destinations across the Americas.
“With a growing Florida presence that now spans from Orlando to South Florida, our luxury brands continue to resonate with travelers seeking bespoke experiences.
“Miami Beach is a globally renowned locale with strong demand for elevated hospitality, and we are proud to partner with Reuben Brothers to introduce Waldorf Astoria in a way that both celebrates the city’s character and sets a new benchmark for modern luxury.”
Set along a prime stretch of oceanfront on Collins Avenue, the property offers direct access to the beach and views across the Atlantic Ocean and Miami skyline.
Located within Miami Beach’s luxury hotel corridor, the hotel sits close to the area’s dining, nightlife and cultural institutions.
Kim Phoebus, COO of US Hotels at Reuben Brothers, said: “2201 Collins Avenue is one of Miami Beach’s most storied addresses and we are proud to announce our plans for a landmark restoration in partnership with Waldorf Astoria.
“Every room will feature a private balcony and sea view, while the public spaces will offer exceptional dining and elegant event venues.
“This meticulous restoration represents the next chapter of Miami’s most coveted beachfront address, and one that will continue to enrich the local economy and community for generations to come.”
Rising 20 storeys above Collins Avenue, the hotel’s transformation will be led by Reuben Brothers.
The project will combine Waldorf Astoria’s luxury hospitality, service and sense of occasion with the cultural energy and coastal character of Miami Beach.
Designed by Avenue Interior Design, the transformed Waldorf Astoria Miami Beach will introduce a collection of art, signature experiences and amenities.
The hotel will feature 348 newly refreshed suites, among the most spacious in the market, all with ocean views, balconies and a refined contemporary aesthetic.
A reimagined arrival experience will include a new lobby and Peacock Alley, Waldorf Astoria’s signature gathering place for guests and locals.
The property will also introduce a new food and beverage programme led by world-class culinary talent.
Wellness will form a key part of the repositioning, with a newly curated spa experience and enhanced fitness centre.
Further enhancements will be made to the 48,000 sq ft pool deck, including private cabanas, while event spaces will be revitalised for private gatherings, celebrations and social occasions.
Dino Michael, Senior Vice President and Category Head, Hilton Luxury Brands, said: “Miami Beach is one of those rare destinations with a spirit the world immediately recognizes: dynamic, expressive, sunlit and full of life.
“For Waldorf Astoria, it is an extraordinary canvas. Waldorf Astoria Miami Beach will bring a new chapter of elegance, one that honors the destination’s cultural energy, coastal beauty and iconic sense of style while creating an experience that feels timeless, deeply personal and entirely of its place.”
Miami Beach remains one of the world’s most recognisable destinations, known for oceanfront glamour, cultural vibrancy and global appeal.
The debut of Waldorf Astoria in Miami Beach reflects Reuben Brothers’ continued investment in landmark addresses and transformative restorations, alongside Hilton’s expansion of its luxury portfolio in sought-after destinations.
The announcement follows Hilton and Reuben Brothers’ recent investment in the historic Waldorf Astoria London – Admiralty Arch.
Waldorf Astoria Miami Beach will participate in Hilton Honors and will join Waldorf Astoria’s global portfolio of 40 properties.
The hotel will also strengthen Hilton’s expanding footprint in Florida, where more than 520 properties currently welcome guests.
The Miami Beach signing adds another landmark project to Hilton’s luxury pipeline, bringing together oceanfront restoration, international brand strength and destination-led hospitality in one of the United States’ most prominent resort markets.
